St Anne's House offers luxury bed & breakfast in Sutton Bonington, a pretty village on the Nottinghamshire, Leicestershire and Derbyshire borders.

Your hosts, Janine and Chris, are pleased to welcome you to their home where they hope you will enjoy the large comfortable rooms, generous breakfasts and picturesque country garden. Nothing is too much trouble, and every review has given 5 stars. 

There is a tea room and two friendly country pubs , one of which serves food all within walking distance 

 Convenient for those visiting Loughborough, Leicester, Nottingham or Derby - all within half an hours drive. 

The University of Nottingham, Sutton Bonington campus, is just a 15 minute walk.

St Anne's House is ideally located for those attending weddings at Sutton Bonington Hall  just a 10 minute walk, and Prestwold Hall, Whatton House,Thrumpton Hall, or Willow Marsh Farm all of which are less than 20 minutes drive.

Well connected, being a 10 minute drive from East Midlands Parkway station, 20 minutes from East Midlands Airport and 3 miles from the M1,  junction 24 . Guests also benefit from secure parking on the gated drive.

"Hollyhock" is our charming en-suite double overlooking the garden and St Anne's Church.

"Teasel" is a beautiful, spacious 

en-suite double with dual aspect garden views.

"Cuckoopint" is our large, comfortable double room with adjacent bathroom, featuring a cast iron roll top bath and shower.

"Hellebore" is a large, light and airy twin room with use of the bathroom. 

"Foxglove" is our single room available on request

All rooms have tea and coffee making facilities, televisions, use of free wifi, and provide a workspace.

You can choose to enjoy your generous breakfast in the orangery or  garden.

We use locally sourced produce and can accommodate special dietary requirements. Please inform us if you have any food intolerances or allergies.

A travel cot and high chair are available on request



We welcome well behaved dogs (so long as they are friendly with our Westie "Hamish")


Guests are welcome to make use of the  terraced cottage garden.

Here you will find several different seating areas where you can relax and have a drink or two.

Guest Lounge


You can relax in the comfortabe "Snug" where a real open fire, music, board games and books are provided.

Meeting or Special Occasion Venue

The spacious orangery and/or garden can be an ideal location for your party, meeting, or team event.

The garden is an ideal location to photograph a special occasion.

We offer two large en-suite doubles  "Hollyhock" and "Teasel" both overlooking the garden.

Our third large double "Cuckoopint" has adjacent bathroom, featuring a cast iron roll top bath and shower.

The twin room "Hellebore" is spacious and charming with use of the bathroom.​

Additional Room on Request

We have a single room "Foxglove" adjacent to the en-suite"Hollyhock"

This is ideal for a child or those travelling in a group requiring additional accommodation. ​
